Hooray - Kate still exists! I am also glad you didn't buy that house. I don't know if your budget is still the same, but there are houses in much better neighborhoods for the same price now.

I like your blog too, but REALLY, in this case you were just plain lucky. Your offer would have put you way upside-down too. You should thank the dude, not laugh, that he outbid you in 2007.

ds, you're wrong. That buyer is carrying (or is losing the opportunity costs on the cash) for the difference. If that's 400k, you're talking about 15 to 20 THOUSAND DOLLARS a year or more... every year you own the house. And it'll be what, 10 or 15 years before he can sell the house for what he paid. If he had bought for 400k less, he'd have another 400k in his pocket when he sells. So that's 20k x 15 years is 300,000 which we'll call 450k (conservative growth for 15 years) and another 400k loss on straight house value so he won't have 850k in 15 years when he sell his house. BUT YOU CAN NEVER LOSE MONEY IN REAL ESTATE!

You make some strong arguments and are probably right but my point was that you can't technically say 100% who won/lost till the game ends. There were a lot of paper millionaires right before the bubble burst (real estate and stocks). Whether you won or lost depends on when or if you sold. If you haven't sold then the game is not technically over and you can't say you've won or lost - just most likely won/lost or currently winning/losing -that is unless you're from the future ;).

btw..I'm not one that thinks you can never lose money on the real estate (just look around). It all depends on when you end the game/sell and so far looks like the dude is still in the game (I think).

Last yeaar, I had predicted that the downturn would flatten out in December, but it seems I was off by 7-8 months. Houses in my 'hood here in VN seem to be selling again. I'd love to hear your thoughts!

You don't need to be from the future to know that putting money in the bank is better than using it to pay a mortgage. You also don't need to be from the future to know that if you pay less for something, you will be better off in the future whether it goes up or down in value (especially when it's leveraged).

The time/value of money is easy to figure and with 100% accuracy I can tell you the future in this case: buying lower is better.
