Regarding 12754 Sarah: This is a relisting. It previously was listed on 2/25/08 (MLS: F-1755789) at 779K; cut 4/23 to 759K; cut 6/19 to $739K; cut 6/24 to 719K; then listed, under a new MLS #, at 719K.

Now for my favorite new-listing description, for 12828 Kling:

"Great one story home in the heart of studio city. Recently remolded and completely upgraded..."

Remolded (sic)? Quite special. Maybe that explains why this Kling place sold in Feb '07 for $1,095,000 and now's on the market for $699,000. Do call up the listing: One of the pictures shows a motorcycle parked in the living room. (Reduce, reuse, re-cycle, perhaps.)

What about 20934 De Mina St. in Woodland Hills, MLS# F1769457? It sold for $925k two years ago, and now they list it at $569k. This may be a deal, but if you check on Megan's Law Website, you are moving next door to a child predator who likes 13 year olds... What a bargain!

Always have to check that site or else you are gambling with your family. Even worse, realtors today will not disclose this information to you. They are more worried about the sale and their commission.

Update on 11437 Decente Drive (which Kate wrote about on May 22: "What is corporate owned?"). It was listed May 20 as a "Corporate owned special!!" at $749,900 via Coldwell Banker.

Well, turns out corporate owned meant bank owned. The property was relisted July 3 at $749,900 via Premier National Realty Group, which describes itself as "a full service REO disposition firm."
