As long as Zillow shows this property, and all the surrounding properties going down 15k-20k per would be catching a falling knife.

The property I am leasing in Simi is going down 13k a month, while I pay only 1,900 a month rent. It would be very foolish to buy right now.

In the early to mid 90's property values went down, and then scraped along the bottom for several years. So there is no urgency to "catch the bottom"...the bottom is not "V" shaped. Realtors would argue that it is impossible to catch the bottom...nonsense, just wait and you will see.

When all the bubble blogs are gone from apathy, and all the owners and investors are ground to pieces from years grinding declines, bankrupt, and gone. When no one wants to talk about real estate because it's boring, unsexy, etc....that will be the time to buy. And you will have plenty of time.
