Here's the annoying listing description (or should I say: "annyng lstng dscr"?)

I love that, at the end of the description, the agent is basically saying: "The owner wants you to think he put $100k worth of improvements into this house but really the previous owner did. I want no part of this shenanigans but he insists I put this in. So there it is. Happy?"

And why would the owner insist on saying that? My guess is that he fell for it and figures somebody has got to be at least as foolish.

Oops! I almost forgot ... this house will sell for less than $750k (if it sells at all).

I don't get it.

First: the house is for sale at $799,000 and the seller can't afford to pay for some vowels? I'd have thought the real estate agent would at least be willing to chip in if the owner is really that bad off.

Second: why is the seller featuring the driveway and the garage rather than the house in the photo? Is it hideously ugly or something?

The Redfin listing still says $899K, and has an unabbreviated description. Here is what the claimed $100K upgrades are:

SELLER SAYS APPROX. $100K IN UPGRADES/IMPROVEMENTS: BOTH FAMILY AND LIVING ROOM WITH NEWER HARDWOOD FLOORS ( ALL OTHER HARDWOOD FLOORING HAS BEEN RECENTLY RESURFACED) NEW CENTRAL A/C AND & HEAT RECENTLY REPLACED. NEWER ELECTRIC IGNITION WATER HEATER. NEW LIFT MASTER GARAGE DOOR, SOLAR HEATED POOL, NEWER WATER PUMP IN POOL, UPDATED ELECTRIC WIRING, NEWER PARTIAL COPPER PLUMBING, WINDOWS REPLACED (INCL. GARAGE) W/ DOUBLE PANED WINDOWS. RE LANDSCAPED & SHED ADDED

If all that was $100K, they got screwed, and they probably didn't even do all of it themselves. Hell, they might have spent a whole $250 on that Liftmaster garage door opener! What a joke!

I think they'd be lucky to get $400/sqft for $720K.

Kate, it looks like the listing's latest improvement is ditching the claims about that phantom $100K. The agent must have gotten a good deal on exclamation points but apparently couldn't spring for an apostrophe. Zip Realty's listing on 3/21 now says:

"Amazing deal!!! Nothing in its nghbrhd is offering what this home is offering! At a below market price you get more sq ft, 3 sun filled brms, a prvt mstr bdrm w/mstr ba, great open lay out w/ 2 fireplaces in generous size fmly rm and lvng rm, open dining area w/ bright spacious ktchn recently re-tiled, laundry rm, hrdwd flrs throughout, huge ultra prvt patio w/large saltwater pool. In addition direct access from garage, long driveway, beautiful landscaping, a white picket fence making this home even more private. Nothing in the nghbrhd competes! Write an offer before its gone! Its sounds like a great deal because it is!"

I wouldn't buy this house if for no other reason than the house to the right is hideous (Is that a POOL in the front yard next to the driveway?)(WTF!)

One thing I saw a lot of when I was looking at houses was otherwise nice streets that were ruined because some idiot built a 5,000 sq ft Mediterranean McMansion on a 7,000 sq ft lot. Looks real nice on a block of 2,000sq ft ranch houses.

I think this house will be lucky to get $650K.
