Greenleaf is a nice little street that runs through Sherman Oaks two blocks South of Ventura Blvd. It currently has quite a few homes for sale at an average list price per sq. ft. of $512.54. (Note: There is one listing on Greenleaf in Studio City which is omitted because of location).

Greenleaf is a nice street, but it is used by locals as a shortcut between Van Nuys and Kester/Sepulveda.

In the last 10 years at least 20 McMansions have sprung up on Greenleaf in Sherman Oaks, usually dwarfing their neighbors.

Take a look at the latest McMansion under construction at 14938. Someone paid $1.15 million for the old house and demolished it. Now a 6,000 sq ft monster is going up. The lot is 14,000 sq ft.

Yeah, it's crazy how much monster construction has gone on in Sherman Oaks. Once in a while its beautiful custom homes that blend in but most of the time it's crap that destroys the feel of the neighborhood.

Sherman Oaks Elementary on Greenleaf causes massive traffic jams in AM and early afternoon.

There are no sidewalks on this street, making it dangerous to jog or walk to local stores. An acquaintance was injured by an SUV side mirror by one of the parents dropping off kid at 8AM in broad daylight.

The recent McMansion mania shrunk space between homes. Many McMonsters are built almost flush to the street, giving a claustophobic feeling to a street that once had large yards and sweeping trees.

There's a vacant house that's been sitting with the windows broken out, a half story mound of dirt and garbage in the driveway for almost a year across the street from Sherman Oaks Elementary on Greenleaf. Kids go in the backyard and get high. Supposedly it's in foreclosure, but it's would be in an eyesore in South Central, much less "south of the boulevard".

Who would pay $900,000 to live on the same block as a crackhouse?

1]Owner raised rent of previous tenant $650 since there is no rent control
2] Owner tried to sell house since August 2007, is desperate, put it back on rental market
3] Owner worked for mortgage company which is going under, using tenant as main source of income
4] Owner poorly maintains property, uses cheapest labor possible
5]Owner has illegal tenants living in garage with dangerous, flammable wiring and water heaters. Building was condemned, owner forced to pay legal restitution.
6]Owner is a cheat and a theif.

Being a bad landlord is bad business. Cheating tenants, lying to them, illegally renting out a garage with dangerous wiring and a water heater so dangerous it could potentially explode and kill the tenant is criminal. Turning a profit on endangering people's lives is bad business. Poorly maintaining plumbing so that the driveway is covered with human feces and toilet paper in a neighborhood where small schoolchildren walk through the sewage is unconscionable. Allowing the main electrical cable from the pole to dangle by a frayed piece of children's jumprope, endangering anyone who walked beneath it, is just plain wrong.

The current owner of the property at 14722 Greenleaf Street did all of these things in the period the 2 buildings were rented during 2006-2008. She is a slumlord in a deceivingly "nice" neighborhood. This is being posted as a warning, since she is attempting to rent the house again after doing small cosmetic "bandaids" to the exterior of the house. The decrepit plumbing is still decaying, and the garage, which was condemned by Building & Safety as unfit for human occupants, is now being pitched as a "workroom".

Renters beware.
